What is the difference between Planning and Building Control?
Approval under the Building Regulations is about standards of construction. The main purpose of the Regulations is to maintain the health and safety of people in and around the building. These regulations are not concerned with what a building looks like or whether it infringes on rights your neighbours may have for e.g. to sunlight and daylight. Building Control applications are generally more detailed because the drawings require constructional information i.e. how it will be built. (Source: www.ukplanning.com)

Any extension (including conservatories) to your home will need to comply with the relevant legislation. You may require Building Regulations approval. You will also need the freeholders/landlords permission.
You should also check your deeds to ensure there are no restrictive covenants. Some extensions may fall within permitted development although you may need planning permission (Source: www.ukplanning.com)
